Thai Property Development PermitsThis is a summary of the requirements for permits to develop a commercial property in Thailand. You should use these only as a guideline. If there are more than nine (9) plots of land to be developed, several permits are required for doing this kind of business in Thailand : I. LAND DEVELOPMENT PERMITS The first step is to apply to the Land Office to obtain a license to trade or sell land before the land sale. If there is more than one plot of land to be developed for construction of houses you must apply for two major licenses: 1. Land Trade License II. INFRASTRUCTURE PERMITS At the same, you will have to apply for the following permits to provide infrastructure and facilities: 1. Electricity; III. JURISTIC PERSON ORGANIZATION After the project has been completed and sold, and at least 50% of the owners are actually living in the housing project, the developer is required to form a juristic person organization to maintain and run the housing project. The juristic organization is responsible for providing basic services such as common area cleaning, garbage collection, and guard services.
