How to Work With Your Real Estate Agent

The real estate business works differently here. These tips will help you and your agent work well together and ensure a successful conclusion to your search for that perfect property to buy or rent.

  1. Your agent is responsible for guiding you through every step of a property search, helping you get all the paperwork done legally, and looking after you even after you have concluded a purchase with any questions or help to find additional services you might need. Agents will take you to view properties, get the answers to any questions you have, deal with sellers to ensure you get the best possible deal, and suggest lawyers for you and the seller.
  2. In general, your agent will not tell you where a property is located until he/she has taken you to introduce you to the owner or building manager. The agent will take you to see the seller and introduce you so that the seller knows you have retained the agent to represent you.
  3. It is better to let your agent handle all negotiations with the owner or building manager. If you have any questions, ask your agent. Don't ever call the owner or building manager directly without letting your agent know what you want to call about. Often, your agent will already know the answer, or know where to get it for you.
  4. Advice on what to do if you are looking for a rental property and you are working with more than one agent: If you have already seen a property with one agent and another agent offers to show you the same one, tell the agent you are with about your previous visit. You will only waste time, otherwise. Agents have to live and work in the same town, and if problems are created between them by ignoring this advice no one will benefit and you may even lose the opportunity to buy or rent a property as a result.

Here are some questions and answers our clients often ask:

Q. Who pays the agent?

A. The owners do when a sale is finalized. In some cases, for example if the seller will not pay a commission, the agent may ask the buyer to pay a fee. They should tell you if they require the buyer to pay a commission.

Q. Do you have properties for sale throughout Thailand?

A. Yes, we do. This is Thailand's first Multiple Listings Site and agents all over Thailand are members.

Q. If I have already seen an agent and then I find a property on my own what should I do?

A. You should tell the owner when you first meet them that you already have an agent. Then the agent will go with you to meet the owner to help you with all the negotiations and legal work. You shouldn't try to negotiate on your own, especially if the owner speaks very little or no English, as this will only cause problems for you and possibly cost you more money than it should. Trying to negotiate a deal on your own in Thailand can be very difficult, especially if you don't know your way around Thai law or the Thai real estate market. Your agent can give you valuable advice which will save you time and money.

A good agent will spend as much time and effort as needed to ensure that you, the customer, find the perfect property. If you are happy, the agent will be happy too. Good luck in your search for that perfect property!
